Teacher Next Door Program
The Teacher Next Door and Officer Next Door programs are excellent ways to clean up our housing stock and give some of the most deserving a home at a 50% discount. Homes that qualify go through the bid process just like all HUD foreclosures but when you go to the pay windows a substantial discount is offered that cuts their bid in half. Non profits also have a similar program so don't wait.

Custom home in CA
In this case the home was started and at the first draw I asked where the septic tank and leach field were located. They had not yet been completed. I reported this to the lender as those typically are the first things completed. While the lender authorized the draw and paid the borrower/contractor I insisted that the next draw include the septic system. Needless to say it failed to work properly and they ended up having to go another route that added $70,000 to the cost of the home. Since then we have an alternative septic system available to us that would have only cost 1/3 the money and can be installed in a day.
